DUVI (DOMA Ubud Villa Index)
DUVI (индекс рынка вилл Убуда) · DOMA Ubud Villa Index
DUVI (DOMA Ubud Villa Index) is the index we compute ourselves and publish on the "Ubud Market Index" page with open CSV and JSON data. The base is 100 at Q3 2026, and it is recalculated quarterly from 20 sources, including listings, platforms, operator reports and transactions.
Issue 1 (July 2026 data). The median two-bedroom leasehold villa in Ubud costs $220,000, with off-plan entry from $139,000. ADR for a 2BR is $165/night. RevPAR is $104 across the market and $144 for villas under DOMA-partner management. Occupancy runs 60–65% Bali-wide and 87% for managed villas. Net yield is 6–13% across the market and 12.8% actual. Ubud land costs $250–750/m² versus $1,100–1,400 in Canggu. Bali has 5,711 active villa listings.
A buyer needs it as one page to sanity-check any sales deck against the market. The index does not replace a specific villa's report, but it sets the corridor of normal values.
