Rental & yield

Net yield (ROI)

Чистая доходность (net yield, ROI) · Net yield / ROI

In one sentence. The owner's annual income after platform and management fees, running costs and taxes, divided by the villa price. A realistic range for a managed Bali villa is 10–15%, and the actual figure for delivered DOMA-partner villas is 12.8%.

The formula is (gross revenue − platform fees − management fee − operating costs − taxes) ÷ purchase price. Gross yields in strong locations run 10–18%. Net yields are 4–6% if self-managed from abroad and 10–15% with a professional operator at 80%+ occupancy.

Facts, not forecasts. Green Harmony ($95,000 per villa) returned 11.6–18.1% a year across the villas in 2025, and the weighted actual for delivered partner villas under management is 12.8% net. For Mirador ($139,000) the base case of two management companies is 12–14%. That is a projection, not a guarantee, and the project page says so.

A one-minute check of anyone's number. Annual payout ÷ price = ROI, and 1 ÷ ROI = payback. If the percentages do not reconcile with the price, the model uses a different base. Run your own numbers in the ROI calculator, it takes 2 minutes.
