Are is the standard unit in which land is measured and traded in Bali. 1 are = 100 m², and 100 are = 1 hectare.
How to read listings. "lease 25 tahun, 30 juta/are/tahun" means a 25-year lease at IDR 30 million per are per year, usually paid up front for the whole term. Freehold is quoted per are outright. Villa plots in Ubud run 1–3 are. In DOMA projects Mirador has 112–118.4 m² per villa plus a share of common land, and Forma 100–125 m².
Two numbers to keep in mind when converting to yield are the average land price in Ubud, $316/m² (LandLoom, 05.2026), and the DUVI index range of $250–750/m² depending on view and access.
