ADR (average daily rate)

ADR (средняя ставка за ночь) · Average Daily Rate

In one sentence. The average price of a sold night, meaning accommodation revenue divided by nights sold. For a two-bedroom Ubud villa it is $165 per the DUVI index (Q3 2026).

ADR (Average Daily Rate) is the basic hospitality metric, showing what one sold night earns on average, ignoring empty ones. It is accommodation revenue ÷ nights sold. It is not the listing price, because ADR reflects seasonal discounts, long stays and dynamic pricing.

Ubud benchmarks. Per the DUVI index (issue 1, Q3 2026, July data) the ADR of a two-bedroom villa is $165/night. The market average across all Ubud listings is lower, about $113 (platform data, August 2026), because it includes studios and older stock.

ADR alone does not show income. Multiply it by occupancy to get RevPAR. Dynamic pricing adds roughly +15% revenue over "one price all year".
