Management company (operator)

Управляющая компания (УК) · Property management company

In one sentence. The operator that rents the villa, services guests and the property, handles licences and taxes and pays the owner monthly for a 15–25% fee on revenue. For a foreigner on a leasehold it is also the legal wrapper for renting.

An operator takes on listings and pricing, check-in and cleaning, staff, minor repairs, reporting and payouts. The standard Bali fee is 15–25% of gross revenue (sometimes 20–30% with marketing included), plus operating costs at actuals.

A strong operator delivers a monthly report with revenue, occupancy, ADR and itemised costs, an NIB with KBLI 55193 and an NPWPD under which your villa is registered, withholding and remittance of rental tax with a bukti potong slip, and KPIs on rating and response time. The Betterplace reports for Green Harmony are the format we treat as the norm.

In DOMA projects the villa goes to a vetted operator from day one after the BAST. The Mirador page shows calculations from two operators' models, Bali Legend and Betterplace. The questions that expose a weak operator before you sign are in the article.
