Pink zone (Kawasan Pariwisata)
Розовая зона (Kawasan Pariwisata) · Kawasan Pariwisata (tourism zone)
Pink (sometimes purple) marks Kawasan Pariwisata, the zone where tourist accommodation is the primary function. Sellers love the line "pink zone, anything goes". 2025–2026 practice says otherwise, and KKPR refusals in pink zones are routine.
The colour answers only one of the four questions the system asks when issuing a KKPR: function (matches), building intensity (after subdivision into 1–2-are plots the KDB/KLB ratios and parking often fail), setbacks (river, ravine, temple, road), infrastructure (access, water, drainage). Plots carved out of a large parent parcel without re-approval fail most often.
Check for a KKPR for this exact plot and area, not for the "parent" parcel, whether an RDTR covers the zone, and setbacks measured on the ground rather than taken on assurance.
