In one sentence. The builder's or contractor's warranty under the contract. In DOMA projects it is 5 years on structure, 2 years on utilities and 1 year on finishes and equipment, counted from the BAST.

A warranty is the builder's obligation to fix defects at its own cost within a period. In the construction contracts of DOMA projects, structure (foundation, load-bearing elements, roof) is covered for 5 years, utilities (electrics, water, drainage, pool equipment) for 2 years, and finishes, furniture and appliances for 1 year (appliances carry the manufacturer's warranty). The clock starts at the BAST date.

Know who is guaranteeing. DOMA is an investment partner working under a coordinator services agreement, warranties are issued by the contractor under the construction contract, and DOMA makes sure they are honoured. "We guarantee" from an intermediary who is not party to the building contract is a red flag with any seller.

How to use it. You need written notice with photos and date, the contractual response time and a completion act. Wear, misuse and guest damage are not covered, they fall to insurance and the operator's repair reserve.
