In one sentence. The decision of six Bali regencies from 2026 to suspend new permits for hotels, villas and restaurants in overheated zones. There is no island-wide ban, the south was not halted, and each plot is checked individually.

From 2026 six Bali regencies restricted new permits for accommodation and food-service properties in specified zones, responding to overheating in the south and pressure on water and land. It is not "no building in Bali". The limits are targeted by zone and property type and do not affect projects with KKPR and PBG already issued.

What it means for an off-plan buyer. Projects without permits in hand may never get them, and "we'll sort it during construction" becomes years of standstill. Check KKPR and PBG numbers in OSS and SIMBG, not promises. DOMA projects had permits before sales opened (Mirador has a PBG dated 06.08.2026).
