- A villa takes roughly 12–18 months from ground-breaking to handover.
- Each stage closes with a work-completion act, which triggers your next payment.
- Weekly photo, video and drone reports keep the build visible from anywhere.
- Fit-out and furniture are part of the build, not an afterthought, so villas hand over rental-ready.
Between “contract signed” and “keys received” lies a year of work you will watch from your phone. Here is what actually happens on site, stage by stage, and what document lands in your inbox at each step.
The build in five acts
1. Site & foundation. Clearing, piling, groundwork. 2. Structure. Columns, floors and walls rise, and the villa gets its silhouette. 3. Roof & envelope. The build is weather-tight and engineering rough-in begins. 4. Finishes. Terrazzo, joinery, bathrooms, pool works. 5. Fit-out & commissioning. Furniture to specification, appliances, smart-home, landscaping, then SLF and acceptance.
Your control loop
Every stage ends with an act signed by the project manager, and only then does your payment fall due (how instalments work). Weekly reports plus 3D tours of the design mean the first personal visit can be moving-in day.
FAQ
Can I change the layout during construction?
Yes. Before the relevant stage starts, layout changes are free under DOMA's principle #6.
What if materials get delayed?
Timeline risks sit with the developer. If acts are not signed, payments are not due. Buffers are built into the schedule.
Can I visit the site?
Any time, and the trust tour combines a site visit with staying at a delivered villa.
